Vacant house insurance is nearly always needed sooner than the person needing it expected, and the good news is that this market is built for that. Most quotes are same day, most policies start immediately, and the underwriting is light for an ordinary house. What slows it down is not the insurer but the applicant, who has to answer half a dozen questions about a property they may not have visited.

The address and postcode. Construction of the walls and roof, and roughly when it was built. The date it became empty and why. How long it is expected to stay empty. Who will inspect it and how often. Whether the heating is on or the system drained. Whether the contents are still there. Whether there have been claims. That is the whole proposal for most houses.

What slows a quote down

Non standard construction, a thatched or flat roof, listed status, a history of subsidence or flooding, a long period already empty with no inspections, or work in progress. None of these is fatal and all of them mean a referral rather than an instant quote. Saying them up front is faster than having them emerge at the second attempt.

Deciding the term before you buy

A house on the market with a buyer close to exchange wants three months and a pro rata refund. A house in probate wants six or twelve because probate is slow. A house awaiting a refurbishment decision wants the shortest term that is renewable. Making the conditions achievable before you agree to them

Every quote will attach inspection intervals and a heating or drain down requirement. Before accepting, work out who will actually do them. A house two hundred miles from the executor or the owner needs somebody local arranged, and arranging it before the policy incepts is far easier than explaining afterwards why nobody visited.
